
Site Selection
Room to Expand
Studies recommended 3-3.5 acres. A four-acre parcel was desired to meet any future expansion needs. The current building is landlocked and has no option to expand. To meet future growth there must be ample open space around the new facility.
Affordable Property
Several locations were considered but open four-acre sites are almost nonexistent within Grandview city limits. A four acre lot was found on Port Point West in the Grandview Port District. It was listed for about $80k per acre. No other comparable property was found at that price. Considering the area has all necessary infrastructure in place and easy access, it was easy to see this was an ideal location to place a police department. Four-acres will allow the city to continue to grow to the west but leave room around the PD for expansion.
Easy Access to Town
After time and distance research it was determined that having GPD on the west end of town would not add any significant amount of response time to calls when dispatched directly from the PD. Units generally deploy while on patrol so it would make zero difference in most cases. It was also found that some response times from the west end of town to the east end of town would actually be improved by utilization of I-82 to avoid the downtown area.
